Skilled Nursing Facilities Sold In Lamesa & Eastland, TX
Matthew Alley sold a pair of skilled nursing facilities with 146 total beds located in Lamesa and Eastland, Texas. Both facilities were built in 1968. The Lamesa property has maintained a census around 52.4% and the Eastland property has a census around 45.6% for the past couple of years. The seller is a Texas owner/operator. The buyer for Lamesa is a Texas operator that will own the real estate. The buyer for Eastland is a publicly traded REIT and will be leased to that same Texas operator. The transaction closed in March 2015 at $2,825 million, which was $19,349/unit and .99x revenues.
According to Matthew Alley, Managing Director, “The seller was looking to divest of a couple of their non-performing properties. The new operator has other operations in those markets and was a natural fit for this transaction.”
