Skilled Nursing Facility Sold In Lufkin, TX
Matthew Alley sold a 145-bed skilled nursing community in Lufkin, Texas. The transaction closed at $4.5 million, which was $31,035/bed and 0.79x revenues. The 54,600 square foot facility was built in 1969. The property has maintained a census around 65% for the past couple of years. The incoming Operator is Fort-Worth based and already operates in the town. The Buyer is an Oklahoma real estate owner.
According to Matthew Alley, Managing Director, “The Lufkin transaction allowed for the outgoing operator to move away from a non-care market. This deal showed the benefits of SLIB’s national brand as the two final offers were both from out-of-state companies.”
